One contract. One accountable name.

Façade replacement goes wrong when responsibility is split — a designer here, a fabricator there, an installer somewhere else, and a certifier left to reconcile the gaps. We close those gaps by carrying the whole scope ourselves.

Under our Design & Construct model, Pro-Build Plus holds responsibility from façade engineering through to final certification. We coordinate the fire engineer and the structural design of the fixing system, prepare the shop drawings, agree the NCC compliance pathway with your building surveyor, procure tested non-combustible systems, install them behind our own access programme, and certify the finished wall. If something needs answering at any stage, there is exactly one phone number to call.

That single line of accountability matters most at the interfaces — where the panel meets the slab edge, where the membrane meets the window, where the design intent meets the installed reality. Those interfaces are where compliance issues hide on fragmented projects. On ours, the people who engineered the detail are the same people answerable for how it went in.

Where the existing ACP is still on the wall, removal and replacement run as one continuous programme — the wall is never left exposed between contractors. Our cladding removal service covers that first half of the cycle in detail.

02 — Replacement systems

Four families. Zero combustible cores.

Every system we install is non-combustible and code-compliant — engineered to NCC requirements with tested components. The choice between them is architectural and commercial, never a compliance compromise.

Solid aluminium panel Crisp, flat and precise — a like-for-look replacement for ACP without the polyethylene core. Matches the original module, colour and joint lines. Towers and commercial frontages where owners want the original architectural intent retained.
Fibre-cement systems Robust and economical, with a wide range of finishes and formats. Forgiving to detail, straightforward to maintain. Mid-rise residential and commercial buildings where budget discipline matters as much as compliance.
Terracotta / ceramic rainscreen Premium architectural texture, depth and shadow. A natural material with genuine presence at street level. Signature buildings, hospitality and feature elevations where replacement doubles as an upgrade.
Glazed curtain-wall interfaces Transparency and street presence at the building's most visible levels, integrated cleanly with the panel system above. Podiums, lobbies and feature elevations where the façade does the building's first impression.

Selection is evidence-led. Components are tested for combustibility to AS 1530.1, and the assembled system is engineered to the compliance pathway agreed with your building surveyor — Deemed-to-Satisfy where the prescriptive provisions fit, or a documented engineering pathway where they don't. And where full replacement isn't warranted at all, a Performance Solution may keep more of the existing wall — we'll tell you straight which pathway your building actually needs.

03 — Like-for-look

Keep the architecture. Lose the fire load.

The quiet fear behind every replacement project: that the building comes back looking like a patch job. It doesn't have to — and on our projects, it doesn't.

ACP earned its place on Victorian buildings because it looked sharp — flat panels, tight joints, clean module lines. Solid aluminium delivers the same language without the combustible core. Working from the original façade documentation and measured site survey, we replicate the colour, the panel module and the joint lines, so the architectural intent survives the remediation intact.

From the street, a well-executed like-for-look replacement is invisible. On paper, it is anything but: the building moves from a flagged combustible façade to a certified non-combustible system, with the documentation to prove it to any insurer, purchaser or regulator who asks. Same building. Different risk profile entirely.

And if the original façade had dated, replacement is the one moment an upgrade costs least — the access is up, the wall is open, the design work is already underway. Many owners use it to step the building forward rather than simply back to where it was.

Structural fixing rails

Engineered sub-framing fixed back to the structure, carrying the new system with documented load paths — designed for the wind, weight and movement of your specific building.

Cavity barriers & fire-stopping

Tested barriers at slab edges, openings and compartment lines, so fire cannot travel unseen inside the wall zone. Installed, inspected and photographed before they're covered.

Weatherproofing layer

The sarking and membrane line that manages water behind the panels — lapped, sealed and detailed at every penetration so the wall stays dry for decades, not just at handover.

Ventilated cavity

A drained, ventilated gap between membrane and panel that lets moisture escape and the wall breathe — the quiet detail that determines how a façade ages.

Non-combustible panel

The visible skin — solid aluminium, fibre-cement, terracotta or glazing — with combustibility evidence to AS 1530.1 held on file for every product that goes on the wall.

Façade engineering & shop drawings

Fire engineering, structural design of the fixing system and panel-by-panel shop drawings are completed and coordinated with your building surveyor before anything is ordered. The compliance pathway is locked in on paper first — changes cost nothing at this stage and everything later.

Procurement & panel fabrication

Panels are fabricated to the approved shop drawings from tested, non-combustible materials, with test certificates collected against each batch. Traceability starts at the factory, not on site — every panel that arrives can already prove what it's made of.

Staged installation behind access systems

Swing stages, mast climbers or scaffold are selected per elevation, and works are sequenced so the building keeps operating. Removal and replacement run elevation by elevation — the wall is never left stripped and exposed to the weather between trades.

Every panel, fixing, cavity barrier and fire-stop is inspected and recorded as it goes in — not reconstructed from memory afterwards. The record set builds in real time, which is precisely what makes it stand up to scrutiny later.

In most cases, yes — closer than owners expect. Solid aluminium panels can replicate the colour, module and joint lines of the original ACP, so the building reads the same from the street while the combustible core is gone. Where the original façade had weathered or dated, replacement is also the natural moment to refresh it. Either way the decision is yours, and we document both options at design stage so you're choosing with your eyes open.
Two layers. The panel and system manufacturers provide their product and system warranties, and Pro-Build Plus warrants the installation workmanship. Both are handed over at completion inside the certification package — together with the panel-by-panel QA records, as-built documentation and the compliance certification your insurer and building surveyor expect. A warranty is only as useful as the documentation behind it, so we make sure the documentation is complete.
No. Installation is staged behind access systems — swing stages, mast climbers or scaffold, selected per elevation — and sequenced so the building keeps operating. We have replaced façades on occupied commercial buildings, residential strata and an operating hotel without closing them. Noisy works are scheduled within agreed windows, and occupants are told what's happening before it happens, every stage.

Then we prove it: every panel, fixing and cavity barrier is recorded as installed, so the certifier signs off on evidence, not assurances.
Yes — and many owners do. Because we carry the design as well as the construction, the design stage can revisit colour, finish, module or even system family: a building can step up from a dated panel scheme to terracotta rainscreen, or refresh its palette entirely. The compliance scope and the upgrade scope are documented separately, so the owners corporation or board can make each call on its own merits.
Honestly: it depends on the building, and we won't quote a number before we've seen yours. What we can do is structure the works to suit an owners corporation — a fixed, fully documented scope under one contract, staged elevation by elevation where cash flow requires it, with progress claims tied to completed, inspected work. Where a building is eligible for support through Cladding Safety Victoria, we work within that programme's process and documentation requirements.
